Soho House began in 1995 as a single room above a Greek Street restaurant, a place where people in film, media and the arts could drink without being bothered by suits. Three decades on it is a private company again, with 48 open Houses from Somerset to Tokyo, more than 200,000 members and a membership card that costs as much as a family holiday.
This guide sets out what each membership tier gets you, what it costs in London and other key cities, how the application works, what you can and cannot do once inside, and whether the numbers add up. Prices come from Soho House’s own House and membership pages, checked on 30 October 2026.

What Soho House is, and how the club began
Nick Jones opened the first Soho House in 1995 above his restaurant, Café Bohème, at 40 Greek Street in London’s Soho. The idea was a members’ club for the creative industries rather than for the City or the establishment, and the brief has stuck: the group still asks applicants about their interests and occupation, and it built its reputation on people from film, music, fashion, publishing and design.
Expansion followed in the countryside (Babington House in Somerset in 1998, Soho Farmhouse in Oxfordshire in 2015) and abroad, with West Hollywood opening in 2010 and Chicago in 2014. Jones stepped back from day-to-day running in November 2022 after treatment for prostate cancer, keeping a founder role focused on design and the member experience. Andrew Carnie, previously president, became chief executive and remains in the job.
Who owns Soho House today
The ownership story has more chapters than most. Jones sold a majority stake to Richard Caring’s Caprice Holdings in 2008, and in January 2012 the billionaire investor Ron Burkle bought 60% through his firm Yucaipa. In July 2021 the business floated on the New York Stock Exchange as Membership Collective Group, raising US$470 million, and in March 2023 it renamed itself Soho House & Co.
Life as a listed company was bumpy, with steady losses and a short-seller attack, and in August 2025 the board agreed a US$2.7 billion take-private deal at US$9 a share, led by New York’s MCR Hotels. It nearly fell over. In January 2026 MCR told Yucaipa it could not meet its US$200 million equity commitment, and the deal was restructured with money from Morse Ventures (owned by MCR’s chief executive Tyler Morse), more from MCR, larger debt and share rollovers, including one from Caring. The merger closed on 29 January 2026, according to the Los Angeles Business Journal, and the shares left the NYSE. Burkle and Yucaipa keep control, Jones keeps his stake, and the actor and investor Ashton Kutcher, who put in new equity, joined the board.
For members the practical upshot is limited: same Houses, same app, same fees structure. What has changed is the pace: the company has slowed its openings and put money into refurbishing flagship Houses such as Soho House New York and Soho Beach House Miami.
Soho House membership types compared
Soho House sells four main kinds of membership, plus a cheaper, lighter tier.
| Membership | What it gives you | Who it suits |
|---|---|---|
| Every House | Unlimited access to all 48 open Houses, best bedroom rates, up to three guests | Frequent travellers and anyone wanting Soho Farmhouse or Soho Beach House |
| Local House | Access to the House closest to your home | People who will mostly use one club |
| Cities Without Houses | Every House benefits when travelling, at a lower rate, for people living where there is no House | Members in cities such as Madrid or Sydney, which have no House yet |
| Under 27 | Reduced Every House or Local House pricing until your 30th birthday, plus food and drink savings on certain days | Applicants accepted aged 26 or younger |
| Soho Friends | App-based membership with bedroom booking, restaurant and Soho Home discounts, but no House access | People who want the perks without the club |
Two notes. Under 27 is not a separate product but a price band: if you are accepted by 27, the reduced rate runs until you turn 30. Soho Friends is still open: its terms say applications are reviewed weekly and admitted when there is space, though the company’s last public figures showed it shrinking, from 53,235 members to 49,845 in the year to September 2025. Its fee is not published on the terms page.
How much Soho House membership costs
Soho House does not publish a single global price list; each House page shows a “from” figure for its own city, and the full calculator sits behind the application form. These are the published figures we found, with annual totals worked out from the monthly or quarterly rates.
| House or city | Published rate | Works out at per year | Under 27 rate |
|---|---|---|---|
| Shoreditch House, London | From £291.67 a month | £3,500 | £204.17 a month (£2,450) |
| Soho House Manchester, Every House | From £333.33 a month | £4,000 | £208.33 a month (£2,500) |
| Soho House New York | From US$950 a quarter | US$3,800 | US$475 a quarter (US$1,900) |
| Soho House Amsterdam | From €208.33 a month | €2,500 | €116.67 a month (€1,400) |
| Soho House Tokyo, Every House | ¥620,000 a year | ¥620,000 | ¥375,000 a year |
| Soho House Tokyo, Local House | ¥505,000 a year | ¥505,000 | ¥290,000 a year |
Sources: the Shoreditch House, Soho House Manchester, Soho House New York and Soho House Amsterdam pages on sohohouse.com, and the Soho House Tokyo founder membership page, all checked 30 October 2026.
The Tokyo page is the most transparent in the group. Founder members who joined before opening paid ¥525,000 for Every House and ¥480,000 for Local House, fixed for three years, and paid no registration fee, a saving the page puts at up to ¥375,000. In Manchester, founding members paid £1,925 a year from June 2023, banking the money as credit until the delayed House opened in October 2025, City AM reported.
On top of the annual fee, Soho House’s house rules allow it to charge a “House introduction fee” on joining. You get it back as credit, excluding tax, to spend on food, drink and bedrooms. Membership runs for a minimum of one year; if you resign mid-year you still owe the full year, and refunds are at the company’s discretion. You can pay annually or, in most cities, in monthly instalments.
How to apply for Soho House
Applications are made online and take about 15 minutes. You need a recent photograph for your profile, card details and answers about your interests and occupation. The questions are where the creative-industries filter does its work: Soho House has always favoured people who make things, whether that is films, records, buildings or brands,.
Older guides talk about needing two existing members to propose you. The current application checklist no longer lists proposers, though knowing members who can vouch for you does no harm. Soho House reviews each application itself, and acceptance is not guaranteed even if you can afford the fee.
Expect to wait. The waiting list stood at a record 102,000 in early 2024, and in 2024 the group stopped taking new members in London, New York and Los Angeles for a period to ease overcrowding. Renewal is not automatic either: the house rules say a Membership Behaviour Committee decides each year, and its decision is final.
The benefits of Soho House membership
The headline benefit is the Houses themselves: members’ bars, restaurants, roof terraces and, in 27 Houses, pools and rooftops. You can bring up to three guests, though access can be restricted at busy times. Beyond that, an Every House membership includes:
- Bedrooms at member rates: 25% off the public rate all year, up to a further 15% off when booking more than 14 days ahead, or an extra 10% off within 10 days of arrival, plus a 12pm checkout and upgrades on stays of three nights or more.
- Soho Health Club: gyms, classes and spas across the group, with four complimentary fitness classes a month, one personal training session a year and gym guest passes. Newer clubs go further: Manchester’s has IV infusions, compression therapy, a reformer Pilates studio and saunas.
- Restaurants: 20% off the bill for tables of up to four at Soho House’s public restaurants from 4pm on Sunday until the end of Wednesday.
- Soho Home and Cowshed: 15% off full-price Soho Home furniture and homewares, and 25% off Cowshed and Soho Skin products.
- Screenings and events: 18 screening rooms, member previews at the Electric Cinema in Notting Hill, and hundreds of events a month, from run clubs and chess nights to talks and the group’s festivals.
- Soho Works: the coworking arm still operates, with eight sites at the last public count in September 2025, and Cities Without Houses members get two day passes.
Soho House rules: phones, photos and dress
The house rules are short and enforced. The best known is the ban on cameras: no photographs, video or recording of any kind inside the Houses, including live-streaming, and staff may confiscate devices and any images taken. You are responsible for your guests following the rule too.
Phone calls and laptops are limited to designated areas at certain times, and audio or video calls must be taken through headphones. There is no formal dress code; the rules describe the Houses as casual, relaxed spaces and ask members to think about how they dress.
The rest is about behaviour. Guests cannot enter without you or stay after you leave. Racist, sexist, homophobic or abusive language is not tolerated, illegal drugs lead to termination, and members must not publicly reveal who else is a member or approach people who clearly want to be left alone. There is no smoking or vaping inside any House. Children count towards your guest allowance and must be supervised; some Houses require them to hold their own membership for certain areas.

New Soho House openings for 2026, 2027 and beyond
The pipeline is long but the dates have stretched, so treat anything without a year with caution.
Soho Beach House Los Cabos, Mexico. Listed as “opening soon”, with 15 bedrooms, a 50m pool, a Cecconi’s and a Soho Health Club with hyperbaric chambers. Los Angeles Magazine reported a November 2026 launch.
Soho River House, Berkshire. The group’s riverside country club at Oakley Court, the Victorian mansion on 35 acres near Windsor, is listed by Soho House as opening in 2027. Time Out reports 93 bedrooms, an outdoor onsen, cold plunges and the group’s first Racquet & Rowing Club, with tennis, padel and pickleball. Soho House has run a summer pop-up there for four years.
Soho House in NoMad, New York. The fourth and largest New York House. Reported in late 2025 as a 2026 opening under the Flatiron name, it is now listed for early 2028.
Soho House Milan. Also announced for 2026 in coverage at the end of 2025, it is now listed for 2028, in the fashion district.
Soho House Sydney. Darlinghurst and Surry Hills, listed for 2028. Applications are not yet open.
Without dates: Soho House Venice Beach in Los Angeles (“coming soon”), Soho Farmhouse Hudson Valley in Rhinebeck, Soho Desert House in Palm Springs, Soho Ranch House in Sonoma and Soho House Madrid in Chueca. Earlier talk of Lisbon and a Tuscan farmhouse no longer appears on the official openings page.
Soho House vs other members’ clubs
Soho House’s strength is breadth. Its rivals tend to be smarter, smaller or both.
| Club | Where | Published or reported fee | What sets it apart |
|---|---|---|---|
| Ned’s Club | London, New York, Doha, Washington DC | £4,000 a year in London (Country & Town House, 2025) | Also owned mainly by Burkle and developed by Nick Jones; set in the former Midland Bank in the City |
| Annabel’s | Berkeley Square, London | Not published | Mayfair since the 1960s; part of Caring’s group, whose sale to Abu Dhabi-backed Diafa was agreed in April 2026 |
| Zero Bond | 0 Bond Street, New York, and Wynn Las Vegas | US$1,000 joining plus US$2,750 a year for the Las Vegas club (Vital Vegas, 2025) | Founded by Scott Sartiano and Will Makris; a New York power crowd |
| The Arts Club | 40 Dover Street, London, and Dubai | Not published | Founded in 1863 by Charles Dickens, Anthony Trollope and Lord Leighton; Dubai outpost since 2020 |
| Maison Estelle | Grafton Street, Mayfair | Price on application | Grade I-listed Georgian townhouse from Ennismore’s Sharan Pasricha; small and quiet |
If you work in the City and want a hotel, gym and rooftop under one roof in London, Ned’s Club is the obvious comparison and is priced close to an Every House membership. Annabel’s and Maison Estelle are about one exceptional London address rather than a network; Zero Bond is the choice if New York is your city.
Is Soho House worth it?
It depends almost entirely on how often you will go and how many Houses you will use. At around £3,500 a year for a London membership, the fee is roughly £67 a week before you have bought a drink. Use the House two or three times a week as an office, meeting room and gym, and the sums look reasonable against a central London gym and coworking desk combined. Use it once a month and it is an expensive way to buy cocktails.
Every House makes most sense for people who travel. The bedroom discounts are real (25% off before advance or late-booking savings), the restaurant discount from Sunday to Wednesday adds up for regulars, and access to Soho Farmhouse alone is a draw for Londoners. The Under 27 rates, which hold until 30, are the best value in the group.
The downsides are well known. Popular London Houses can be crowded in the evening, which is why the group paused new members there in 2024. Some members feel the creative edge has blurred as the club has grown past 200,000 people. And the minimum one-year term means a mistake costs a full year’s fee.
Our view: join if you will use it weekly, or if you travel to at least three or four Soho House cities a year. If you mostly want a smart room for occasional dinners, Soho Friends or a single, smaller club is better value.
Soho House in 2027: Private Again, and Slower to Open
In 2027 Soho House is a private company again. The take-private deal closed on 29 January 2026, ending four and a half years on the New York Stock Exchange, and Ron Burkle’s Yucaipa keeps control alongside founder Nick Jones. The group counts 48 open Houses, with Tokyo trading since April 2026, but the pipeline has slowed: Soho River House at Oakley Court is its 2027 project in Britain, while the NoMad House in New York and Milan are now listed for 2028.
Wellness is the sales pitch. Newer Soho Health Clubs offer IV infusions, compression therapy and reformer Pilates rather than just a gym. Competition is shifting too: Richard Caring agreed in April 2026 to sell the group behind Annabel’s to Abu Dhabi-backed Diafa, in a deal valuing it at £1.4 billion.
