Top 10 New Luxury Hotels for 2027: The Spa and Wellness Openings Worth Booking

New luxury hotels for 2027 with serious spas: Six Senses The Palm, Cambridge House and Admiralty Arch in London, The Nell New York and Bvlgari Maldives.

Top 10 New Luxury Hotels for 2027: The Spa and Wellness Openings Worth Booking

The new luxury hotel of 2027 is judged less by its lobby than by its basement. Hydrotherapy circuits, longevity clinics, Roman-style bathhouses and sleep programmes have moved from optional extra to the main reason to book, and the brands opening this year know it. Six Senses alone has five new properties on this list.

We picked ten hotels that have opened since September 2026 or are confirmed to open during 2027, from a 60,000 sq ft spa on Palm Jumeirah to the first hotel inside New York’s Rockefeller Center. This is a worldwide list with a wellness slant. For smaller European openings, including Casa Bonavita in Malta, see our separate guide to the best new boutique hotels in Europe for 2027.

How we chose these hotel openings

We only included a hotel when the brand or its owner has published an opening date or booking window for late 2026 or 2027, checking brand websites and press releases (Six Senses, Auberge, Hilton, Aspen Hospitality, Bvlgari, Jardine Matheson for Mandarin Oriental) in October 2026. Where a brand lists a hotel as “coming soon” without a year, we left it out; several eagerly awaited projects appear in a separate section below.

We ranked on the spa and wellness offer, the building and setting, and how firm the opening looks. We have not stayed at these hotels, and we do not quote rates, as most are unpublished; expect top-tier luxury pricing.

The best new luxury hotels of 2027, ranked

1. Six Senses The Palm, Dubai

The brand most associated with wellness finally arrived in the UAE when Six Senses The Palm opened its reservations for stays from 1 September 2026. The hotel is small by Dubai standards, with 61 suites, set within a tower of 172 privately owned branded residences that include penthouses, duplex sky villas and nine five-bedroom beachfront villas.

The spa is the headline. At 60,000 sq ft it is vast by any standard, and Six Senses combines traditional therapies with longevity science: diagnostics and personalised programmes, hydrotherapy, biohacking experiences, an Alchemy Bar for mixing your own scrubs, indoor and outdoor yoga and meditation spaces, and a dedicated Longevity Clinic. Four restaurants follow the brand’s Eat With Six Senses approach of seasonal, locally sourced produce. Some suites have optional private pools. For a wellness reset with a beach and a big city on the doorstep, this is the new Gulf benchmark.

Pros

  • Huge spa with a medical-grade longevity offer
  • Suites only, so it feels intimate

Cons

  • Shares its tower with private residents
  • Dubai in summer is very hot

2. Cambridge House, Auberge Collection, London

Auberge, the Californian resort group, makes its London debut at 94 Piccadilly, between Green Park and Shepherd Market. Auberge gives an opening date of 1 February 2027. The building is a Grade I-listed Palladian mansion commissioned in 1756 by the 2nd Earl of Egremont, later home to the In & Out Naval and Military Club from 1865 to 1999.

There are 102 rooms and suites, including residences, but the real draw is the three-floor Wellbeing by Auberge spa, which takes its cue from British healing traditions and Roman bathhouses. Expect a heated swimming pool, extensive hydrotherapy, six treatment rooms, wet and heat rooms, a bathhouse, a gym, studios and a circular relaxation lounge around a central fire pit. Dining is led by Major’s, from New York’s Major Food Group (Carbone, Torrisi), in the restored Georgian ballroom and courtyard, with a bar serving ten martinis. A members’ club follows later in 2027.

Pros

  • One of the most complete hotel spas in central London
  • Historic house with a serious restaurant

Cons

  • Members’ club not open at launch
  • Piccadilly traffic outside

3. Waldorf Astoria London Admiralty Arch, London

Admiralty Arch, commissioned by King Edward VII in memory of Queen Victoria and designed by Sir Aston Webb, will take overnight guests for the first time in its history. Hilton opened reservations on 18 June 2026 for stays from 1 March 2027, after which the Grade I monument on The Mall, facing towards Buckingham Palace, becomes a 114-key hotel of rooms, suites and residences.

The spa is designed to be private rather than palatial: individual and couples’ treatment rooms, a sauna, a steam room, a hydrotherapy pool, a private relaxation area and a fitness suite. Above it, the food is the bigger statement. Clare Smyth’s Coreus focuses on British coastal produce and seafood in the former home of the First Sea Lord, with a whisky and seaweed bar, while Daniel Boulud’s Café Boulud takes the rooftop, with views over St James’s Park and Buckingham Palace. Between them, the two chefs hold eight Michelin stars. Residential and signature suites take up more than half the space.

Pros

  • Unrepeatable address on The Mall
  • Hydrotherapy pool and two star chefs

Cons

  • Spa is intimate rather than large
  • Heavy demand in the first season

4. The Nell New York, New York

Aspen’s most famous ski hotel, The Little Nell, is going to Manhattan. Aspen Hospitality has launched a new brand, Nell Hotels, with The Nell New York at 10 Rockefeller Plaza, due to open in autumn 2027 as the first hotel within Rockefeller Center.

There will be 134 rooms, and Aspen Hospitality describes the spa as “designed for a total recalibration of energy, attention, and ease”, with spa and fitness facilities on the eighth floor. The Little Nell’s wine programme comes too, with a wine lounge alongside an all-day restaurant, a lobby bar and a signature fine-dining restaurant on the 17th floor. Few Midtown hotels pair a destination spa with a location this central: Fifth Avenue and the Museum of Modern Art are a short walk. It is the flagship of a new brand born in Aspen’s mountain hospitality, so the spa and service style are worth watching.

Pros

  • Rockefeller Center location, a first
  • The Little Nell’s service and wine culture

Cons

  • Spa details still thin
  • Opens late in 2027

5. Six Senses Milan, Milan

Following Six Senses Rome, the brand’s Milan hotel is due to open in 2027 at Via Brera 19, in the gallery-lined Brera quarter. It is a compact 68 rooms, including 15 suites, two of which have their own plunge pools.

The spa promises the brand’s “high-tech, high-touch” approach, with treatments delivered by therapists and wellness practitioners, and the hotel adds a rooftop sky pool and rooftop bar, a rarity in central Milan. Six Senses has put sustainability at the core, with an Earth Lab and a quiet internal courtyard, and the interiors lean into Milanese materials: arabescato marble, antique brass, handmade smoked glass and mosaic borders. A specialty restaurant and deli complete the picture. For design week and fashion week regulars, a proper spa a short walk from the Pinacoteca di Brera is a new option.

Pros

  • Rooftop pool in the heart of Brera
  • Small enough to feel personal

Cons

  • No exact opening month yet
  • Rates will spike around Milan’s fair weeks

6. Mandarin Oriental Winter Palace, Luxor, Egypt

The Winter Palace has been Luxor’s grand hotel for more than a century, and it is being reborn rather than built. Mandarin Oriental announced in February 2026 that it would take over management, with the hotel closing in early 2026 for a complete restoration and reopening in July 2027 as Mandarin Oriental Winter Palace, Luxor.

It overlooks the Nile, close to the Temple of Luxor, and will have six restaurants and bars and The Spa at Mandarin Oriental, set in the hotel’s gardens. The project is developed in partnership with Talaat Moustafa Group, which is also behind a sister reopening, Mandarin Oriental Shepheard in Cairo, and a Mandarin Oriental Nile cruise. Pair it with sunrise visits to Karnak and the Valley of the Kings: culture in the cool of the morning, treatments in the heat of the afternoon.

Pros

  • Historic palace on the Nile
  • Trusted spa brand

Cons

  • Room count not yet published
  • Summer heat in Upper Egypt is intense

7. Bvlgari Resort Ranfushi, Maldives

Bvlgari’s first resort in the Maldives is due to open in 2027 on a 20-hectare site in Raa Atoll, which Bvlgari calls the tenth “gem” in its collection. Antonio Citterio Patricia Viel, the Milan studio behind Bvlgari’s hotels, leads the design.

There are only 54 keys: 33 beach villas with private pools, 20 overwater villas and one Bvlgari Villa on its own island. The Bvlgari Spa is part of the plan, though the brand has not yet detailed its treatments. Dining is unusually ambitious for an island of this size, with Il Ristorante, Niko Romito, the Chinese restaurant Bao Li Xuan, the Japanese Hōseki and a casual beach restaurant, La Spiaggia, plus The Bvlgari Bar. If the spas at Bvlgari’s resorts in Bali and Dubai are a guide, expect a calm, Italian-styled sanctuary rather than a medical retreat.

Pros

  • Very low density, private-pool villas
  • Four restaurants, including Niko Romito

Cons

  • Spa details not yet announced
  • Seaplane or domestic transfer needed

8. Six Senses Wadi Safar, near Riyadh, Saudi Arabia

Saudi Arabia’s luxury hotel pipeline is enormous, and Six Senses Wadi Safar is one of the openings with a firm year: 2027. It sits in a private valley near Riyadh, spread across 49 acres, and Six Senses describes the architecture as Najdi-style and palatial, with low-impact villas shaded by palms and pools set into the desert.

Wellness is central to the brand, though Six Senses has not yet published the spa line-up. The resort will have a main restaurant opening on to the pool, a signature restaurant, a grill and a brew bar, plus an events space with an outdoor amphitheatre and a boutique styled as an artisan souk. Six Senses plans sporting, arts, cultural and fashion events here. For visitors to Riyadh it offers a quiet desert base within reach of the capital.

Pros

  • Desert valley setting close to Riyadh
  • Villas with pools, low-rise design

Cons

  • Spa programme not yet detailed
  • Local rules on dress and alcohol differ from Dubai’s

Visit Six Senses Wadi Safar

9. Six Senses Quexigal Palace, near Madrid, Spain

Six Senses Quexigal Palace is the most intimate hotel on this list. Due to open in 2027 in the countryside near Madrid, it occupies an estate built in 1563 by Juan de Herrera, the architect of the nearby monastery of El Escorial, and now owned by two prominent Spanish wine families.

There are just 13 suites and a presidential suite with private gardens, spread between the main palace and its outbuildings, plus a fully serviced five-bedroom villa for families or private events. The spa offers Six Senses signature treatments, and the wider estate is built for slow days outdoors. One unusual extra: the European Space Agency’s Cebreros station is nearby, the skies are often clear, and the hotel has a stargazing deck. For a quiet, wine-country wellness break that is still within easy reach of Madrid’s airport, it is a rare find.

Pros

  • Tiny, historic, very private
  • Stargazing deck and wine-family owners

Cons

  • Limited facilities compared with big resorts
  • Car needed

10. Six Senses Tel Aviv, Tel Aviv, Israel

Six Senses Tel Aviv takes an entire city block between Rothschild Boulevard, Herzl and Lilienblum Streets, in the city’s so-called Golden Triangle, and is due to open in 2027. Five culturally significant buildings, the oldest dating from 1909, form the base of a new 10-floor tower.

There will be 140 hotel keys and 55 residences serviced by Six Senses. The brand promises state-of-the-art spa and wellness facilities and a sky pool with a cocktail lounge and views over the city, though the spa’s size and treatments have not yet been published. Rothschild Boulevard is Tel Aviv’s grand promenade, lined with Bauhaus buildings, cafés and galleries, so this is a city-break spa hotel rather than a retreat. Check the Foreign, Commonwealth & Development Office’s travel advice for Israel before you book, and again before you travel.

Pros

  • Heritage buildings on Rothschild Boulevard
  • Sky pool and Six Senses spa

Cons

  • Spa details still to come
  • Check travel advice before booking

Malta, Iceland and China: Announced, but Not Yet Dated

Several hotels that readers ask about are real projects, but none has a confirmed opening date yet, so they are not ranked here.

Malta. Six Senses Comino, on the small island between Malta and Gozo, was announced in 2023 with 71 suites, 19 standalone retreats and a 1,000 sq m spa, and an original target of 2027. Six Senses now lists it among its future projects without a year. For a Maltese opening you can book, Casa Bonavita in Attard features in our Europe boutique hotels guide.

Iceland. Six Senses also lists a future Össurá Valley property in Iceland, again without a date. Near Akureyri, the Forest Lagoon geothermal baths are adding a 120-room hotel connected to the lagoon, which the regional tourism office, Visit North Iceland, says is due to open at the end of 2027.

China. Six Senses signed a 75-key wellness hotel in Beijing’s Haidian District, in the historic Three Hills and Five Gardens area, in April 2026, with spa treatments, multi-day programmes and wellness screenings planned. No opening date has been announced.

Booking a Hotel in Its First Year: What to Check

Confirm the date. New hotels slip. Book flexible rates, check the cancellation terms, and treat any “from” date as provisional until the hotel confirms your reservation by email.

Ask what is open. Spas, rooftop bars and members’ clubs often open weeks or months after the rooms. Cambridge House, for example, says its members’ club follows later in 2027. If the spa is the reason you are going, ask directly.

Look for opening offers. Many hotels launch with introductory packages that bundle spa credits, breakfast or extra nights.

Protect the trip. Check that your travel insurance covers supplier failure and cancellation, and pay large deposits by credit card. Our travel insurance hub compares the main policies.

Luxury Wellness Hotels in 2027: Longevity Clinics and Listed Landmarks

This year’s most talked-about hotels share two traits. The first is a spa that behaves like a clinic: Six Senses The Palm pairs its 60,000 sq ft spa with a Longevity Clinic, diagnostics and biohacking, and other new openings make hydrotherapy circuits and bathhouses standard rather than special. The second is heritage. Many of 2027’s grandest openings are conversions of buildings that have never taken hotel guests before, or not for decades: Admiralty Arch and Cambridge House are both Grade I listed, the Winter Palace in Luxor has been fully restored under Mandarin Oriental, and Quexigal Palace dates from 1563. Branded residences now sit alongside many of these hotels, which shapes everything from suite sizes to who shares the pool.
